Things You Should Know Before Buying a House

Before you venture out in search of a home to buy for yourself and family, I will like you to consider some facts:

When you walk into a house, and you think to yourself, why on earth did the owner paint this house blue? You walk into the bedroom and wonder if you like this green wall. Alternatively, going into the kitchen and hating the floor tiles or the bathroom is super not cool. There are so many property buyers out there who can’t seem to overlook this thing and then pass out an excellent property.

These are minor things that can be repaired on the weekend. This are called COSMETIC ISSUES.

Cosmetic Issues are things you can change quickly with very minimal effort. For instance, do you hate the kitchen? To fix it, you might need to spend N50,000-N100,000. Do you hate the flooring? Changing it might cost N50,000 for brand new floors. Do you hate the paint colour? Replacing it might cost you N60,000 naira and a weekend cost of your time.

There is virtually no property without this minor issues, so you need to make up your mind before you let a right property slip past you. So any time you go out looking for property be on the lookout for this few things.

In no particular order I will list out things you need to watch out for when buying a property.

If you are buying a property for N20, million under market value, you will have to see the floor plan in order to understand what your property entails, but if you purchase something at retail level and hate the way the kitchen is laid out, or you want the bedroom at the other side of the house, at that point it might just be best to look for a landed property that suites you.   1. Hire a Real Estate inspector: This may cost you around N20,000 but it’s a small price to pay to make sure that your investment of N20,000,000 or more is that valuable. You might need to hire more than one inspector who specialize in different area of the property. Ensure you vet the inspector to really know if he has the technical know-how to inspect your property.
